We are in the process of building on a block with a flood overlay in place. The overlay meant we needed to get a planning permit in addition to the building permit. Really this was just 'red tape' and the result of the planning permit was a list of additional requirements we needed to comply with. Our floor level needed to be 30cm above the 1 in 100 year flood level of 2.4m (Ie. the floor level needs to be 2.7m). We had our block surveyed for the AHD levels and it ranged from 2.1m to 2.4m. That may arise during the building process.

Speaking of final inspection, the GCQ team put on some really thoughtful touches and created a sense of 'occasion'. Quality of the building is average at best (we've been in 2 months and I spend all my spare time fixing issues and have MANY more to go). Our 'custom design' dragged on for 15 mths to get to contract, then another 15 months to build, then another 17 mths to finalise the rectification of over 180!! The builder used a combination of screw piers and regular piers as opposed to building a mound (as the estate wouldn't allow a mound anyway). It was costly but not as time consuming as making a seperate application to council.

We are very pleased with the quality of the build and finish. GCQ may not be the cheapest but the quality of the finished product represents good value. We would definitely use GCQ again but we don’t have to – they have already created our dream home. We have recently moved into our new home, designed and built by Garth Chapman Queenslanders. They are long, tubular colums which are filled with concrete and fibre glass and are poured with the footing before the slab goes down. Would be really interested to find out how much extra time/cost/hassle it added to your plans. Did you build a display home type of house, or was it architecturally designed? We'd assumed our builders would need to pour a super-massive slab of concrete...but clearly we haven't done a huge amount of research yet. Unfortunately only priced as a "premium product" with all sorts of hidden costs in the contract the one has no way to know until it's too late. Almost sent us bankrupt but he couldn't care less as long as he gets his money.

Variations were never suddenly sprung on me, they were always discussed and explained in advance. Whenever I had queries, they were responded to in a thorough and timely fashion. I was always made to feel that I was the GCQ's team highest priority, even though I know they had several other clients that were no doubt also being made to feel the same way. The construction manager Trent was excellent and kept us well ‘ahead of the curve’ in our decision making process. Likewise, many members of the team and the sub-contractors made helpful suggestions and improvements and were patient in explaining things. We appreciate those even more now that we are living in the home. All the trades were pleasant and courteous to us and seemed proud to be involved in the building of our dream home.
