During the build we were not confident there would be further problems but I wanted to warn others ASAP.
Quality of the building is average at best (we've been in 2 months and I spend all my spare time fixing issues and have MANY more to go). I would make the strongest possible recommendation to avoid this greedy, deceitful and incompetent builder at all costs. Absolutely cannot treat clients the way we were treated! Our 'custom design' dragged on for 15 mths to get to contract, then another 15 months to build, then another 17 mths to finalise the rectification of over 180!! Thank you for your offer to try and discuss our issues. Unfortunately our number one issue was Garth Chapman himself. He caused most of the problems and I'm suspicious that feedback from an employee will not change much.
We are very pleased with the quality of the build and finish. GCQ may not be the cheapest but the quality of the finished product represents good value. We would definitely use GCQ again but we don’t have to – they have already created our dream home. We have recently moved into our new home, designed and built by Garth Chapman Queenslanders. We started the design process with GCQ back in Nov 19, only a few months before COVID first hit.

For the best outcome, a lot of planning prior to building is recommended, so here are some tips to help you with choosing a home builder. Thanks for your replies - really appreciate it. Yep, our block is very near the Brisbane river, but it's unlikely it will ever flood since the building of Wivenhoe etc. Still, clearly it's going to pose problems when it comes to building. Looks like you have been royally shafted by another ruthless builder. We have recently started looking around for a builder with a high level of integrity and your review and insights are eye opening and appreciated.

For the entire process we were living interstate. As a result, clients benefit from the trust, confidence, and security of knowing they are getting the best mortgage for their needs. Sorry bekg...the one thing I forgot to mention was that my Uncle built below the flood plain on the water at Jacobs Well. The builder used a combination of screw piers and regular piers as opposed to building a mound (as the estate wouldn't allow a mound anyway). It was costly but not as time consuming as making a seperate application to council.
Modern and on the water with a skillion style roof. What piers do is act as small anchors for your slab. They are long, tubular colums which are filled with concrete and fibre glass and are poured with the footing before the slab goes down. Like I said before, my uncle built not only below the flood plain but also on top of a water table 2m below the soil. To avoid the risk of the slab being undermined the builder used about 40 piers, some of which were screw piers and others standard concrete/fg piers. This is a perfectly accepted method and usually very sound.

We are in the process of building on a block with a flood overlay in place. The overlay meant we needed to get a planning permit in addition to the building permit. Really this was just 'red tape' and the result of the planning permit was a list of additional requirements we needed to comply with. Our floor level needed to be 30cm above the 1 in 100 year flood level of 2.4m (Ie. the floor level needs to be 2.7m). We had our block surveyed for the AHD levels and it ranged from 2.1m to 2.4m. That may arise during the building process.
Non-supervision of works led to an unbelievable 44 mistakes during construction , resulting in multiple, distressing disputes and delays. Yet, the arrogant attitude was pay up and shut up or you'll never get the keys (and still didn't get them at handover - I had to collect them that af... Hat from day 1 were repeatedly asked for.
As a result of the additional height requirement the builder utilised a waffle slab to get the extra height. Havent received final notifications of the extra costs however the builder has indicated total site costs of $6.5K to $8K. Now the slab is down it does look high and we will have to put in some minor retaining walls after hand-over but the whole process was relatively straight forward. We would not hesitate in recommending Garth Chapman Queenslanders to anyone wishing to build their dream home. We found the team very professional and helpful in guiding us through the process from initial design through to completion of the build.
We highly recommend Garth Chapman and given the opportunity would definitely build with them again. Amazing detailed craftsmanship and high quality service.

We strive to exceed our client’s expectations and our clients, in the vast majority of cases, tell us we achieve this. We had spent extensive time researching other builders but could not go past the quality of this traditional Queensland style home. We had an uncle who looked at Co$mo, M@tric$n, Adenbr00k and Plantati8n before going with another builder who knows alot more about flood issues. Rching for an acreage block on which to build and after visiting a display house of theirs we were impressed by the quality of design and finish. We were very happy with the entire process from initial design through building and to the finished house. Building a dream home will always be stressful but the professionalism and good communications of the GCQ team meant that we always felt included and on top of the process. The cost was in line with the original estimate with the only variations relating the items that we changed as the building progressed.
You need to know the level of your land via a surveyor and the level that the coucil will let you build. Companies can't alter or remove reviews from ieatwords.com.au. Unfortunately their criteria is extremely strict to gave any chance of success. You really have to prove without a shadow if doubt that in multiple areas the builder deliberately...
